    All Home Comfort, Comfort Club™ Planned Service includes visual inspection of unit components and wiring, a precision tune up including inspection and lubrication of blower and fan motors, checking refrigerant line suction and discharge refrigerant pressures, run load testing to ensure units are running within specified ranges, out door coil cleaning as required, temperature differential testing and much more.

    Why you should maintain your system?

    Virtually all manufactures, consumer protection groups, home warranty companies and the federal government require annual maintenance and inspection, on all split system and package HVAC units regardless of age. Many manufactures will not honor equipment warranties without proof of planed maintenance. Some Home Warranty companies void your warranty with out proof of required planned maintenance. Maintenance should consist of a minimum of annual service on both the heating and cooling portions of your system and may require more frequent service depending on equipment type, usage patterns, age, location, and type of air filtration required.

    But I never had regular maintenance before, and it always ran fine...

    Well I know people who never went to the doctor for an annual check up, and everything was fine until the Heart Attack happened.

    Today's systems are more complex then systems of just a few years ago. Most new systems have automated ignition systems and on board computer type circuit boards that require service and inspection. Regardless of the age of the equipment all systems require regular maintenance to keep them running in safe and peak condition.

    The heat exchanger is the heart of every heating system. It provides the only  separation of the toxic flue exhaust gases from the supply air. If a crack develops in the heat exchanger, there is a potential for carbon monoxide gas to leak over to the supply side and be blown throughout your rooms. Carbon monoxide gas is odorless. The human senses will not detect its presence. On an extreme case, if the crack in your furnace is bad enough and the conditions are right, you and your family may enter into a permanent sleep.

    Gas forced air furnaces last approximately 15 years, some more, some less, depending on how well maintained the unit is. Some conditions that may shorten the life of your furnace are: the evaporator unit of the air conditioner leaking onto the heat exchanger causing it to rust out, dirt/dust building up on the high-limit control switch forcing your furnace to turn on and off more frequently, a dirty filter that drastically reduces air flow which also will force your furnace to kick on and off more, or dirt on the burners producing inefficient flames causing excess soot buildup on the heat exchanger. Quite often we see the interior insulation become loose and damage components or block air flow. If a furnace is poorly maintained, it is not uncommon to find a crack in the heat exchanger much sooner than 15 years.

    The importance of pre-season testing of the refrigerant charge on all central air systems must be realized. The heart of all such systems is the compressor. The compressor is the single most costly part to replace in any central cooling system. The compressor is cooled by the return of the refrigerant charge via the suction line from the evaporator. It is only the last 5% of the completed refrigerant charge that works to cool the compressor. Central cooling systems can and may be running with as much as 10-30% of it’s full rated refrigerant charge missing, with out noticeable degradation in the feel of the cooling effect. The result is no cooling to the compressor, a compressor that is not cooling is doomed for failure. Also important to note is that any unit not running as designed will be using much more energy then a properly running system – the result higher gas and electric bills!
